When resurfacing works

Resurfacing - a micro-topping or overlay troweled over the existing slab - is the right call when the concrete is sound but ugly: surface staining, discoloration, minor spalling, dated broom finish, or fine crazing. The base is fine; only the top is tired. In that case an overlay can be left smooth, textured, or stamped and colored, and a plain gray driveway comes back looking like a new decorative pour. When you need a full replacement

Replacement is the honest answer when the slab is structurally compromised, and on LA's expansive soil that is common:

• Heaving or major settlement - sections lifted into a ridge over a root or clay high spot, or dropped so water pools against your house or garage.
• Widespread deep spalling where the surface is breaking away in chunks, not just discolored.
• A slab poured on a bad base to begin with - thin, unreinforced, no joint plan. An overlay over that inherits every one of its problems.

An overlay bonds to the slab under it and moves with it. Put a beautiful topping over a slab that is cracking from soil movement, and the topping cracks in the same places within a season. What each costs

Resurfacing an LA driveway typically runs $5 to $12 per square foot depending on the finish, versus $8 to $18 and up per square foot for a full tear-out and replacement (more for decorative). The mistake is choosing it on price alone when the base is gone; then you pay for the overlay and, a year later, for the replacement you needed all along.

How to decide

Have someone who will be honest look at the slab, not just the surface. The tell is whether the cracking is cosmetic (crazing, control-joint lines) or structural (wide, working, lifted).
